Jc Immo is a family real estate agency established in Spain since 2016. Our team is made up of only 2 people, Aurélie in charge of after-sales and rentals and Jean-Christophe, Manager and responsible for sales and after-sales. sales and proper follow-up of your file.

No, we are Belgian but our company is Spanish and we are permanently in Spain. But we have a collaboration with an agency in Belgium.

You can meet with the agent with whom we have a collaboration, or we can also organize a video conference.

We are a small agency with the same guarantees as a large one, but we offer more services. Therefore, you will only have 2 possible contacts. No commercial agent acting as an intermediary. You will only have contact with Aurélie or myself, and we personally handle the cases before, during, and long after the purchase. We invest in each case as if it were our own.

In a purchase, the average reservation is between €3,000 and €6,000, to be paid by bank transfer or credit card.

For a new property, the deposit is paid directly to the builder through a legal reservation contract established by the developer.

For a second-hand property, the deposit is paid to the agency.

Yes, absolutely. If your property is under construction, each payment will be subject to a bank guarantee with the builder.

We review them together, of course, but we believe that each has their own expertise. We work with a Spanish law firm, with a French-speaking contact for greater convenience, which is responsible for checking all documents related to your property. If you prefer to work with the firm of your choice, it is also entirely possible.

No. The Notary in Spain only has the power of authentication of deeds; they do not verify the main documentation of the property. That's why a legal specialist in the matter is necessary.

It's not necessary. It's best to appoint your legal representative on your first visit. This way, if you can't be present on the day of the deed signing, they can sign on your behalf.

Your legal representative will handle that after the deed signing.

You can certainly browse through the many furniture stores, but we can also do it for you or simply accompany you. On the day of deliveries, if you're not present, we will receive and check your orders.

Yes. But we have a cleaning team and collaborations with serious companies to handle any type of request, from furniture assembly to the renovation and/or furnishing of a house.

Four days would be ideal. This allows us to leisurely show you around the region, visit the preselected properties, and perhaps new ones based on the evolution of your criteria on-site, and take care of all the administrative aspects.

We can take care of everything, from transportation in Belgium to accommodation on-site.

We strive to update the price list daily. Each agency has the same prices set by the developer. 

So, it simply depends on the update, or lack thereof, on the websites.

No. Developers are tied to agencies and cannot sell at a lower price, even in direct sales. In the case of direct sales, a developer does not provide any after-sales service and will not be there to receive your furniture or tenants if you want to manage rentals.

Yes. We handle complete rental management for our clients: tenant check-ins and check-outs, inventories, finding clients, drafting reservation documents and general conditions, on-site service in case of issues.

Certainly, we accompany you to the lawyer's office, as well as to the Notary on the day of the mandate, and we will also be present on the day of the signing of the deeds.

We regularly visit the construction site to monitor its progress and send photos to the client. We rigorously check ongoing projects. Finally, 72 hours before the signing of the deeds, we conduct a comprehensive check-up with the builder, provide the report to the lawyer, and to you.

In the case of a property already completed or second-hand, it can be very fast, in just 1 month, depending on your personal situation as well. In the case of a property under construction, it depends on the expected delivery date.

We collaborate with a Spanish bank that has a French-speaking contact person. However, a Spanish bank will only lend a maximum of 60 to 70% of the property value, excluding purchase costs.

Depending on your personal situation, you can also take out a loan in your home country, which can go up to 110%.

For a new property, prices are not negotiable.

For a second-hand property, it is "case by case," depending on the owner.
